Five Oaks, Frankfort
The
following is a brief summary of the declaration of covenants
requirements for permitted construction materials, minimum
living area sizes, garage requirements, permitted driveway
construction material and minimum roof pitches for all
residences in the Five Oaks subdivision:
Permitted
Construction Materials
The
Architectural Review Committee shall encourage the use of
natural siding materials, such as brick, stone and wood.
The use of aluminum, vinyl, plywood, rb & b siding
(T-111)/reverse board & batten, pressboard, or other similar
materials as siding shall not be approved by the Architectural
Review Committee. Architectural
designs should include a significant amount of stone or brick. The brick or stone should extend around the entire first
floor area.
The Committee
will not approve a raised ranch or common tri-level or any other
type of tract house design.
Also, it may not approve a three-step ranch, solar-type
architecture, or designs which place a majority of the garage in
the front on the house, all in the Committee’s discretion.
Minimum
Living Area
a)
A one-story residence shall contain at least two thousand
five hundred (2500) square feet of living area, exclusive of
garage, breezeway, basement and porches.
b)
A one and one-half story residence shall contain at least
two thousand eight hundred (2800) square feet of living area,
not less than eighteen-hundred (1800) square feet of which shall
be on the first floor, exclusive of garage, breezeway, basement
and porches.
c)
A two-story residence shall contain at least two thousand
eight hundred (2800) square feet of living area, not less than
fifteen hundred (1500) square feet of which shall be on the
first floor, exclusive of garage, breezeway, basement and
porches.
Two
and One-Half (2-1/2) Car Garage Required
All
residences shall have a private garage construct or erected of
sufficient size to house not less than two and one-half (2-1/2),
nor more than four (4), standard size American made automobiles.
Such garage shall, in architectural design and in
proportionate construction cost, conform to said residential
building. Garages
greater than three (3) cars in size must be side-loaded.
The purpose of this is to prevent a streetscape dominated
by garage doors. If
an Owner wished to construct a garage greater than three (3)
cars in size, the garage must be oriented away from the street,
typically visible on a side elevation of the home.
Permitted
Driveway Construction Materials
No
residence or building erected or placed on any lot in the
subdivision shall be occupied in any manner at any time prior to
the installation and construction of a concrete, asphalt or
bituminous paved driveway extending from the street to the
garage.
Roof
Construction and Material
a)
The minimum roof pitch visible from the front of each
residence shall be as follows:
One-story residences
8/12 roof pitch and on all other residences a 7/12 minimum roof
pitch.
b) Roofs
may be constructed of heavy-weight asphalt, wood, slate or
similar materials. Metallic
roofing materials are prohibited.
